Architecture; services typically include programming, conceptual design, design development, working drawings, specifications (contract documents), construction review and contact administration, Services also involve the coordination of all project consultants as well as the Building Code assessment, negotiations with municipal Authorities having jurisdiction, applying for and obtaining Development, Building and Occupancy permits.
Interior Architecture; whether a specialized, stand-alone project or the logical completion of the design for a new building’s interior space, the full range of design services listed for architecture is offered for building interiors. We also design custom furniture or select and coordinate contract furnishings and equipment.
Planning and Urban Design; services include site analysis and land use assessment, zoning and planning guideline interpretation, site circulation, analysis, development of urban policy frame works, and coordination of related urban specialists (economists, traffic planners, landscape architects, etc.)
Building Retrofit / Heritage Restoration; drawing from experience gained on specialized renovation projects we offer expertise in building assessment, material research, construction phasing and heritage design.
Project Feasibility; pre-design services typically include ‘feasibility assessment’ to determine a proposed project’s planning and operational efficiency. This is typically supported with cost estimates to ensure the financial viability of a project proceeding.
Facility Management; particularly for clients responsible for large facility holdings, we will conduct building condition assessments, existing space inventories and Building Code review to assist with the traditional facility management objectives.
