Working as part of a design-build team with Leyland Construction, the Colborne Architectural Group designed a new 3 storey warehouse and office building for Les Hall Filter Service on East Esplanade in North Vancouver. Constructed on a sloping site, the design accommodated receiving on the lower floor fronting on Esplanade, and shipping on the second floor accessible from the lane and parking area. The office level on the top floor opens out to a covered deck across the southern side, affording good views of the waterfront and downtown Vancouver across the harbour.

Materials were durable and inexpensive, employing pre-cast concrete plank flooring, concrete block walls and metal cladding. Total building area was 875 m², completed in 1998 at a cost of approximately $450,000.
